STUDENT STUDIO FOR RENT IN NEWLY BUILT COMPLEX “DE FABRIEK” – KAMPERPOORT, ZWOLLE

LOCATION

This studio is located on the first floor of the complex “De Fabriek” on Hoogstraat. The building was newly completed a few years ago and is therefore still in excellent condition.

FEATURES

The studio includes a private kitchen and a separate bathroom with a shower, toilet, and sink. There is a shared laundry room with a washing machine and dryer, which can be used for €3.80 per use. There are no washing machine connections in the studio itself.

The studio is delivered semi-furnished with a modern PVC floor and window coverings. A bicycle storage area is available in the basement, and a parking space can be rented separately if desired.

AREA

Kamperpoort is a traditional neighborhood in Zwolle that has been extensively renovated in recent years. Many new buildings have been added, and a new sushi restaurant will be opening soon! The lively city center, the summer city beach, and Pathé cinema are all within walking or cycling distance. Zwolle Central Station is approximately a 5-minute bike ride away.

AVAILABILITY & RENTAL PERIOD

The studio will be available from December 1, 2025. The tenancy agreement will be for an indefinite period, with a one-month notice period for termination.

RENT & DEPOSIT

The rent is exclusive of gas, water, and electricity. The tenant must arrange these utilities directly with an energy supplier. TV, internet, and municipal taxes are also the tenant’s responsibility.
The service charges for the common areas amount to €50 per month and are included in the total monthly rent.

The security deposit is equal to one month’s rent, refundable upon the return of the studio in at least the same condition as at the start of the tenancy.

HOUSING ALLOWANCE

The studio meets the requirements for applying for housing allowance (huurtoeslag). It has its own facilities (bathroom, toilet, and kitchen behind a closed door) and a base rent below the rent allowance threshold for candidates aged 23 and older.

Please check the Dutch Tax Authority website to verify whether you meet the conditions for receiving housing allowance. Eligibility depends on your age, income, and assets.

CANDIDATE REQUIREMENTS

We are looking for a single-person household.
Only students enrolled at an educational institution are eligible for this studio, as it is rented under a campus contract.
