Frequently asked questions for tenants

  1. How is my rent paid?
    From the effective date of your lease, you pay rent to the landlord. You always pay the rent in advance prior to the 1st day of the following month. You can pay your rent by means of a periodical payment order with your bank, the monthly rent will then be debited from your account on the same date.
     
  2. I will be abroad for six months, can I sublet my apartment?
    Theoretically, subletting without the owner's permission is prohibited. Maxx has several options to rent out the house temporarily, please contact us about this.
     
  3. How can I terminate my lease?
    If you are renting a house and want to terminate the lease, you must observe the notice period as described in the lease. In addition, you must also observe the conditions of the lease, such as a minimum rental period and special clauses. Even contracts with a maximum rental period must always be terminated with due observance of a notice period. Y ou should send a registered letter to the landlord explaining that you intend to terminate the lease. Please observe the notice period described in your lease. The landlord will need the following information from you:
    - name of tenant;
    - rental address;
    - phone number of tenant;
    - date of termination;
    - signature of tenant.

     
  4. Where can I send my complaints?
    You can call Maxx with your complaints from Monday to Friday from 9:00 am to 12:00 pm. If necessary, you can leave a repair request on the website. We will contact you as soon as possible.
     
  5. When do I get my deposit back?
    When you leave the rental property and leave it in good condition, then the deposit should be refunded to you within 3 months. 
     
  6. Do you feel that the rent is too high?
    It is possible to have the rent reviewed by the Rent Committee; however, this is only possible if you are the tenant. Such a review can be conducted, but this usually means that the relationship between the tenant and the landlord will come under pressure. If, prior to the effective date of the lease, you suspect that the rent exceeds the maximum reasonable rent, Maxx advises you to find suitable accommodation and not to rent the accommodation. If you already are a tenant, we would recommend that you first report your suspicion to Maxx. In that case, Maxx will conduct a further investigation and will try to find an appropriate solution with the landlord in mutual consultation. If this is not possible, then you have the right to appeal to have the rent reviewed by the Rent Committee. If you submit this request to the Rent Committee within 6 months after entering into the lease the rent will be adjusted with retroactive effect.
