Frequently Asked Questions for home seekers

  1. Does Maxx use a waiting list / points system?
No, Maxx does not use waiting lists or points systems.
  2. Is registration required?
A search is not required. As a house seeker you can also keep an eye on the website and respond to our offer. If you place a search assignment then we can, as soon as we know your wishes, get started and actively look for the most suitable accommodation for you outside our own portfolio. Maxx has a wide local network and knows which landlords regularly offer rental property. Maxx will approach these landlords and assess if they have a match for your needs. In that case, we will organize a viewing and we will represent you if you are interested in the house. Registration with Maxx is valid for 6 months and is not automatically renewed.
  3. Can I also view a property in the evening?
The offices of Maxx are open Monday/Friday between 09.00 and 17.00, but we do not limit ourselves to these times. Viewings are scheduled in mutual consultation, and by appointment viewings after 17:00 p.m. are also possible. There is always one of the property agents of Maxx present during the viewing, to provide you with all the information about the rental property.
  4. What are the costs of renting a house?
If you have placed a search request, you will be the client of Maxx from that moment on. As soon as Maxx has found a home for you outside its own portfolio, you pay a rental commission, which is equal to the monthly rental price (including service costs) plus 21% V.A.T. If you have found a home via our website, you do not pay a brokerage fee. In such a case, it is not you, but the owner of the property who is the client.
  5. Why is the first month's rent and the deposit paid to Maxx and not directly to the landlord?
In case of mediation, you will pay the first month's rent and the deposit to Maxx. The landlord will receive this money when Maxx has the keys of the unit. In this way, the delivery of the property will be guaranteed for you. Of course, you are free to pay the first month's rent and the deposit directly to the landlord. In that case, this warranty will expire.
  6. Is it possible to pay in instalments?
No, unfortunately this is not possible. Upon the signing of the agreement in principle we require a deposit. The remainder will be paid by you when you sign the lease.
